I am to retire next year and have a practice to lease or rent. It is currently open 4 days a week and makes me a comfortable living on a turnover of £140k and rising, with one other member of staff who has been with me for six months. The previous one retired after 13 years. We close for 2 weeks in summer and and winter for holidays and do the occasional after hours appointment. The area is expanding and quite affluent, has good schools and lots to do with beautiful scenery, hills lochs and everything Scotland! The rent is modest for a good size and there is room to expand. There is a nearby grocery store with post office, a physio, podiatrist, pharmacy are all close by and the medical centre is about a mile away. Local hospitals are about 15 miles away, with helpful ophthalmology departments.

The Scottish GOS is very generous, with everyone entitled to free eye exams. Currently over 60 exams pay £51.35 and under £42.21.

My main concern is to provide continuity of care and I would love to see the practice continue to flourish in the future. I am asking £35k with stock. Rent will be £800/month, so less than 1 GOS test per working day.! Otherwise you could lease the practice for £1,200 per month and pay something towards the stock. This includes rental of the property and equipment and there are no rates so your only cost would be Heat and Light and Staff costs. The equipment is in good condition and includes a Henson 9000. This would be an ideal opportunity for a couple as the practice is easily run by two people.

Further comment from Desmond Collins:

"I forgot to say, t/o is 140K, rising post covid as practice is 5 years old, not VAT registered, would ideally suit a couple or partners as easy to run. We have no business rates, so only other cost is energy, in summer about £40/month, winter £140. The lease for 1200 includes rent of course, and we are open to offers, you may want to spend some time here observing."
